What is a True Modular Home?

The industry describes a True Modular Home as a home that can be built from existing plans or from a custom plan generated by you. The use of Computer Aided Drafting software and engineered building materials has allowed the True Modular Home industry to have great flexibility in the design of your new home.

Is a modular home as sturdy as a site built home?

Your Contempri Home will contain around 30 percent more material than that of a typical site built home. This guarantees a safe trip to your job site along with being lifted with a crane and placed onto your basement or crawlspace.

How hard is it to finance a modular home?

All of the same rules apply for financing a Contempri Home as would any other existing home or site built home. As a matter of fact, most banks like financing a Contempri Home due to the speed of completion and the quality reputation of the company. Your Contempri Home is a permanent home.

What is the main difference between a modular home and a site built home?

The best answer is simply the way the house is constructed. Contempri Homes uses all of the same building materials that most stick builders would use. The difference is the way that these materials are assembled. Contempri Homes uses a streamline approach to assembling all of the products of your home in a controlled environment. During the modular construction phase of your Contempri Home, you will not experience weather related delays.

What is the cost compared with a site built home?

This is a very common question that is very hard to answer. In today’s society, you will be able to find contractors that can build you a home for less than what a Contempri Home would cost. All that we ask is that you compare “apples to apples”. You will learn that what you get for every dollar spent on a Contempri Home is equal or better than that of any stick builder. In addition, consider the time savings. In the construction industry, time costs money. Contempri Homes has the ability to construct a home for you in less time than any typical stick builder can.

How much flexibility do customers have in making changes to the plans?

Contempri Homes has built its reputation around the ability to custom design your home. Contempri has an internal design staff that customizes your plans on a full time basis. We have mastered a process that upon completion of your drawings, state certifications and approvals are completed in a timely manner. You have virtually unlimited flexibility in designing your home.

How long does it take to build a modular home once I sign the contract?

In actuality, it only takes five to seven business days to build your home in our factory. The rest of the time is waiting for all of the materials that you choose to customize your new home. Due to the amount of customization that Contempri Homes allows, we must wait for the materials to arrive before we can start. Contempri tends to average around six to eight weeks from the time you order your home until the time that is arrives to you site. From there, porches, garages, and other additions are completed.

Will the modular home pass my local building codes?

Due to the off-site aspect of building your new home, they MUST be constructed to local, state, and national building codes. In addition, your home will be inspected by an independent third party inspection agency to insure compliance.

Can I be my own contractor or use my own contractor?

A Contempri Home can only be purchased through an approved / registered builder. Contempri has recently changed its requirements to become an approved builder in order to protect you, the consumer. Past home owners have purchased homes and left items to do for themselves, which is fine. You will have the ability to work with the builder to create a list of items that you may want to take care of on your own.

Does the home come with all the interior floor coverings?

Occasionally, “wet” areas such as baths and utility rooms are covered with a vinyl. Your approved builder will take care of items such as carpet, wood floors, tile, and so on.

Does the home come with the Heating and Air Units?

Your approved builder will take care of items such as floor coverings, heating and cooling, appliances, and other site items. Typically, this is arranged with a local vendor for continued service.

Can we choose between gas or electric?

Yes, however gas lines are not installed in the factory and must be completed on site. In addition, Geo Thermal has become a very popular option chosen by many of our customers.

Can your houses be put on a basement or a crawlspace?

Yes, they have to be put on either a basement or a crawlspace. The majority of our homes are placed on basements.
